Wedgewood Village is a multi-building development that builds upon Wedgewood Houston’s transformation into an artist-centric neighborhood while honoring its industrial past. The approximately 18-acre development will include more than 30 restaurant and retail storefronts, nearly 150,000 sf of Class A office space and multi-family residential units. With a nearly 60-foot elevation change, extensive grading was required to create a pedestrian-focused and cohesive site. Streetscape improvements were incorporated throughout the site, including the conversion of Houston Street into a one-way corridor with parallel parking provided along both sides.

One iconic feature of the development will be a collection of residential buildings with ground-floor retail spaces circling a two-acre lawn and anchored by the historic Merritt Mansion. Merritt Mansion is a 1840s-era mansion that was once owned by band members from the Kings of Leon. The historic home was moved within the site to enable it to stand as a key element of the town square.

The new and existing utilities within the area also required extensive planning and coordination. The project involved the relocation of a water main and two sanitary sewer mains. One of the most complex components was the design of a 72-inch storm sewer system to convey runoff from a large off-site drainage basin. This infrastructure also contributes to Metro Water Services’ ongoing efforts to achieve storm and sanitary system separation.

AJ Capital has been a key driver in Wedgewood Houston’s redevelopment, including the Nashville Warehouse Co. mixed-use development and an office building and live music venue on Chestnut Street that are currently under construction, both of which include BCA as the civil engineer.
